Visale is a free rent guarantee, backed by the French state through Action Logement, that replaces the personal guarantor most French landlords demand. Any student under 30, including international students with a valid residence permit, can get it, with no minimum income requirement. In practice: if you fail to pay your rent, Action Logement pays the landlord for you and reclaims it from you afterwards. The real wall when you hunt for a flat in Bordeaux

You find the perfect listing, message the landlord, and then comes the question that stops everything: "Who is your guarantor?" In France, most landlords require a guarantor (un garant) — a person who legally commits to paying if the tenant does not. For an Erasmus student, this is often a dead end: your parents live abroad, they declare no income in France, and a foreign guarantor is almost always refused.

This is exactly the problem Visale solves. It is the single most important scheme to know for renting stress-free in Bordeaux, yet many international students never hear about it until it is too late.

What is Visale, exactly?

Visale is a 100% free service run by Action Logement, a state-backed body funded by employer housing contributions. It works like a guarantor, but an institutional one:

  • If you miss a rent or charges payment, Action Logement reimburses the landlord, then arranges a repayment plan with you.

So it is not free money: it is a guarantee that unlocks the tenancy. The landlord is covered; you get the flat.

Who can get Visale as an international student?

The good news: the criteria are broad and built for young people.

The rent ceilings (including charges) above which Visale stops covering you vary by geographic zone and by profile, and they change every year. Do not trust a figure from a forum: check the ceiling that applies in Bordeaux directly on the official simulator at visale.fr. Since January 2026, the guarantee covers unpaid rent arising during the first 3 years of the tenancy, up to 36 monthly payments (private rental sector) (actionlogement.fr).

The Visale process, step by step

  1. Create your file at visale.fr and enter your situation (student, age, residence permit).
  2. Receive your Visale visa, a document proving you are covered. It has a limited validity, so request it once your search is active, not months ahead.
  3. Show the visa to the landlord when you submit your rental application. This is your argument to reassure them without a personal guarantor.
  4. The landlord validates and registers the lease on the platform. The guarantee only becomes effective once they complete this step.
  5. Action Logement issues the guarantee contract. Processing is usually quick, around 48 to 72 hours after a complete file.

Big-brother tip: get your Visale visa before you even start viewings, and mention it in your very first message to a landlord ("Visale guarantor, file ready"). You will jump ahead of applicants who have no solid guarantor.

Visale vs APL: don't mix them up

These are two complementary schemes, not competitors:

  • Visale = a guarantee that lets you sign the lease (it unlocks access to housing).
  • APL = a monthly financial benefit from the CAF that lowers your rent (it eases the bill).

FAQ — Visale for Erasmus students

Is Visale really free? Yes, completely free for both tenant and landlord. It is a public service from Action Logement, with no application fees (actionlogement.fr).

I don't have a flat yet — can I already request my visa? Yes, and it is recommended. You get your Visale visa upfront, then show it to landlords during your search. The lease is only registered afterwards, by the landlord.

Can a landlord refuse Visale? A private landlord is not obliged to accept it, but in practice many do because the cover is solid and costs them nothing. Highlight it from your first message to remove any doubt.

I'm an international student — is my residence permit enough? A valid French residence permit (or a current student visa) makes you eligible on the same terms as a French student. Have it ready alongside your enrolment certificate.

Does Visale protect me if I hit financial trouble? It protects the landlord first. If Action Logement pays on your behalf, you will have to repay it afterwards. So it is not a "gift" — it is a safety net that opens the door to renting.
